Process

Phase I – Historical Site Assessment

A Phase I Environmental Site Assessment aims to evaluate the contamination risks of a given site. During this assessment, no soil or groundwater sampling or chemical analyses are conducted. The Phase I Environmental Site Assessment report will conclude with a recommendation on whether to proceed with a Phase II Environmental Site Assessment.

Phase II – Physical and Chemical Characterization

The objective of a Phase II Environmental Site Assessment is to establish the environmental quality of the soil, groundwater, surface water, air, and residual materials of a property. The Phase II Environmental Site Assessment report must determine whether the site's environmental quality complies with applicable standards and recommendations.

Phase III – Supplemental Physical and Chemical Characterization

The objective of a Phase III Environmental Site Assessment is to precisely quantify the environmental quality of the soil, groundwater, surface water, air, and residual materials of a property. The Phase III Environmental Site Assessment report must establish the volumes of non-compliant soil, groundwater, surface water, or residual materials, as well as propose rehabilitation options.

Soil Characterization via Drilling or Exploratory Trenches

For site soil characterization, two primary methods are employed: drilling or exploratory trenches. At Biotix, we collaborate closely with highly diligent and professional drilling companies capable of performing all types of drilling, both indoors and outdoors, utilizing Geoprobe equipment. We also offer the excavation of exploratory trenches in the soil using hydraulic excavators specifically designed to meet our clients' needs.

Groundwater Characterization

Biotix excels in the characterization of site groundwater. At Biotix, we primarily utilize the low-flow, low-drawdown purging method, approved by the Ministry of Environment, Climate Change, Wildlife and Parks (MELCCFP). This highly precise technique ensures that our analysis results accurately reflect the environmental quality of the site's groundwater.

Residual Material Characterization

Biotix has developed unique expertise in characterizing residual materials found in site soil. This expertise was developed in response to growing client demand for sound management of residual materials and soils contributing to environmental quality issues. It enables the optimization of rehabilitation costs and offers a wider range of treatment and valorization options. This unique expertise complies with current regulations.

Compliant Soil Characterization

With the introduction of the Regulation respecting the traceability of excavated contaminated soils (RCTSEC), Biotix has refined its expertise in compliant environmental soil quality. This ensures that clients' soil management adheres to all required legal stipulations at the best possible cost.

FAQs

Discover our answers to frequently asked questions about our environmental services.

When undertaking a project, an environmental assessment is frequently required or strongly recommended. For instance, during a real estate transaction, prior to a change in site use or construction work, or if the land has been subject to activities prone to contamination, such as a gas station, garage, or factory. Even if not legally mandated, characterization can prove beneficial in protecting your investment and preventing unforeseen costs in the event of contamination.

The cost and duration of a characterization depend on the site's size, its historical use, and the scope of work. In other words, a Phase I environmental study generally takes between two and four weeks and costs between $2,000 and $4,000, depending on the desired study quality. A Phase II environmental study, which includes sampling and chemical analyses, can range from $5,000 to $25,000 or more, depending on the complexity and extent of the site. At Biotix, we always provide a detailed estimate free of charge before commencing work, enabling you to plan your budget and project timeline effectively.

If characterization analyses reveal exceedances of regulatory limit values, the Biotix team will prepare a comprehensive and clear report detailing the nature and extent of the contamination, proposing additional corrective measures, and, if required, evaluating potential rehabilitation options. We are committed to helping you select the safest, most compliant, and most economical solution for your project.

Yes, in certain cases, particularly if the site has a high-risk usage history, such as a gas station or an industry that conducted high-risk activities like a foundry. We can adapt our methodology to combine both stages, resulting in reduced timelines and costs while adhering to current regulatory requirements.
